Land Insights helps real estate investors flip land — buying, marketing, and reselling parcels. The Dispo Tool is their listing tracker for managing every property from acquisition to sale.
High interest rates cooled the land market. Experienced flippers kept moving inventory — beginner-to-intermediate flippers got stuck. They had data, but no clear next action on why their listings weren't selling.
We needed a clear picture of how this feature fit into the broader architecture, how data would flow through it, and how competitors were tackling the same problem.
I started from high-level requirements, then ran discovery and competitor analysis to shape an end-to-end flow and sitemap. From there, ideation moved through three rounds of conceptual work, weighing a guided multi-step flow against a single-page layout with real-time interaction states.
The final designs included a sortable all-listings view with filters, search, and high-level KPI metrics; a one-page add-listing layout with inline interaction states; an individual listing page documented across every use case and edge case for clean developer hand-off; and a clickable prototype tying it all together.
